Overview
The Great Escape 2 is the next phase of the apartment collection at AIDA, Dar Global’s gated clifftop golf community in Yiti. Following the sell-out of The Great Escape 1, the second building brings a new release of one to three-bedroom apartments, duplexes and penthouses to the market.
The building rises nine storeys above the cliffs, giving views over the Gulf of Oman, the Trump International golf course and the rugged coastline. Homes are sold unfurnished but fully finished, which lets owners furnish to their own taste.
Handover is targeted for June 2029, and buyers pay in stages during construction.

The residences
Kitchens are fully fitted with built-in appliances, floors are porcelain-tiled, bedrooms have fitted wardrobes and bathrooms are finished in marble-effect tiles. Duplexes and penthouses on the upper floors offer more space and larger terraces with sea views. Covered parking is provided.

About AIDA
AIDA is a gated clifftop community in Yiti, on the coast south-east of Muscat, developed by Dar Global in a joint venture with OMRAN, Oman’s tourism development company. The master plan covers more than 4 million m² of land, much of it set about 130 metres above the Gulf of Oman, so a large share of homes look straight out over the sea, the cliffs and the surrounding canyons.
The community is planned as a complete destination rather than a single building. Its centrepiece is an 18-hole Trump International championship golf course with a clubhouse, alongside the Trump International Hotel Oman, Marriott-branded residences and a Nickelodeon family resort. Around them sit villas, apartments, a community and retail centre, restaurants and cafés, pools, wellness and fitness centres, parks, a viewing deck and trails for running, hiking and mountain biking.
Construction of the first phase began in early 2024 with Qurum Stone Development as main contractor, and the golf course and Trump hotel are scheduled to open in December 2028. Dar Global is the international arm of Saudi developer Dar Al Arkan; the Trump Organization, Marriott and Nickelodeon are brand partners rather than developers.
How buying works
The Great Escape 2 is sold off-plan by Dar Global with a payment plan linked to construction milestones. A reservation token is paid to secure the unit, and the remaining instalments follow the sale agreement. Mortgage solutions are also offered to resident and non-resident buyers. The usual steps are:
- Step 1 Choose the unit and pay the reservation deposit
- Step 2 Sign the sale and purchase agreement with the developer
- Step 3 Pay instalments in line with the approved plan
- Step 4 Handover, snagging and title deed in your name
Ownership, residency and costs
AIDA is part of a licensed Integrated Tourism Complex, so buyers of any nationality can own their home freehold, with the title deed registered in their own name. Owners can live in the home, rent it out, sell it or leave it to their heirs.
Owning a residential unit in an ITC allows the owner to apply for an Omani residence visa for themselves and their immediate family, and Oman’s 10-year investor residency is available where the property is worth OMR 200,000 or more. Residency is granted by the authorities, and the rules change from time to time, so we confirm the current requirements for your case.
Allow for 5% VAT on new homes bought from the developer, the land registration fee at transfer and the annual service charge, which for AIDA apartments has been quoted at around OMR 9 per m² per year. Oman has no annual property tax, no personal income tax and no capital gains tax on property.
