Overview
Dar Muscat Hills is a mixed-use residential building by Dar Arabia Development in Muscat Hills. It combines 207 furnished apartments, from studios to three-bedroom homes, with 15 shops and 4 offices, creating a self-contained address with services on the ground floor.
Apartments are sold furnished, which makes them ready to live in or to let from handover, a clear advantage for investors and for owners who live abroad. The mix of studios and one-bedroom units gives a low entry point, while two and three-bedroom homes suit families.
Handover is targeted for December 2029, and the contract date is confirmed for each unit in the sale agreement.

About Muscat Hills
Muscat Hills is an Integrated Tourism Complex in Madinat Al Irfan, the new city district between Muscat International Airport and Bousher, set on rolling ground between the Al Hajar Mountains and the sea. It was one of Muscat’s early freehold golf communities and today mixes apartments, townhouses, villas, offices, shops and hotels around a championship golf course.
The course at its heart, now known as LA VIE Country Club, is an 18-hole, par-72 layout designed by Paul Thomas. It opened in 2009 as Oman’s first 18-hole grass course and reopened after renovation under the management of Troon, with a Toptracer driving range. Around it, the LA VIE district developed by ORIS, the real estate arm of OMINVEST, includes the Tivoli LA VIE Muscat Hotel & Residences and private villas.
Muscat Hills Boulevard is the community’s main street, with apartments, offices and more than 60 shops, cafés and restaurants. The location is one of the most practical in the capital: about 10 minutes from the airport, next to the Muscat Expressway and close to the Oman Convention and Exhibition Centre and the government and business districts of Madinat Al Irfan. Developers with projects in Muscat Hills report buyers from more than 50 countries.
How buying works
Units are sold off-plan by Dar Arabia Development with payments linked to construction. The usual steps are:
- Step 1 Choose the unit and pay the reservation deposit
- Step 2 Sign the sale and purchase agreement with the developer
- Step 3 Pay instalments in line with the approved plan
- Step 4 Handover, snagging and title deed in your name
Ownership, residency and costs
Muscat Hills is a licensed Integrated Tourism Complex, so buyers of any nationality, Omani and expatriate, can own property freehold with a title deed in their own name. Owners can live in the property, lease it, sell it or leave it to their heirs.
Owning a residential unit in an ITC allows the owner to apply for an Omani residence visa for themselves and their immediate family, and Oman’s 10-year investor residency is available where the property is worth OMR 200,000 or more. Residency is granted by the authorities and the rules change from time to time, so we confirm the current requirements for your case.
Allow for 5% VAT on new property bought from a developer, the land registration fee at transfer and the annual service charge. Oman has no annual property tax and no capital gains tax on property.
Who it suits
- Investors who want a furnished unit ready to let
