Overview
The Boulevard is the main street of Muscat Hills and the busiest part of the community. Apartment buildings, offices and more than 60 shops, cafés and restaurants line the street, and new projects continue to be added, making it the commercial and social centre of the area.
Living on the Boulevard means daily needs are within walking distance, from supermarkets to coffee shops and restaurants, with the golf course, the hotel and the airport a few minutes away. For investors, the steady footfall supports demand for both apartments and shops.
We track available apartments, offices and shops along the Boulevard and confirm the details of each unit.

About Muscat Hills
Muscat Hills is an Integrated Tourism Complex in Madinat Al Irfan, the new city district between Muscat International Airport and Bousher, set on rolling ground between the Al Hajar Mountains and the sea. It was one of Muscat’s early freehold golf communities and today mixes apartments, townhouses, villas, offices, shops and hotels around a championship golf course.
The course at its heart, now known as LA VIE Country Club, is an 18-hole, par-72 layout designed by Paul Thomas. It opened in 2009 as Oman’s first 18-hole grass course and reopened after renovation under the management of Troon, with a Toptracer driving range. Around it, the LA VIE district developed by ORIS, the real estate arm of OMINVEST, includes the Tivoli LA VIE Muscat Hotel & Residences and private villas.
Muscat Hills Boulevard is the community’s main street, with apartments, offices and more than 60 shops, cafés and restaurants. The location is one of the most practical in the capital: about 10 minutes from the airport, next to the Muscat Expressway and close to the Oman Convention and Exhibition Centre and the government and business districts of Madinat Al Irfan. Developers with projects in Muscat Hills report buyers from more than 50 countries.
How buying works
We find available units, arrange viewings and manage the negotiation and transfer. The usual steps are:
- Step 1 Shortlist live listings and view in person or by video
- Step 2 Agree the price and sign a memorandum of understanding
- Step 3 Title, service charge and condition checks
- Step 4 Transfer at the Ministry and title deed in your name
Ownership, residency and costs
Muscat Hills is a licensed Integrated Tourism Complex, so buyers of any nationality, Omani and expatriate, can own property freehold with a title deed in their own name. Owners can live in the property, lease it, sell it or leave it to their heirs.
Owning a residential unit in an ITC allows the owner to apply for an Omani residence visa for themselves and their immediate family, and Oman’s 10-year investor residency is available where the property is worth OMR 200,000 or more. Residency is granted by the authorities and the rules change from time to time, so we confirm the current requirements for your case.
For a resale, allow for the land registration fee at transfer and the annual service charge. VAT does not usually apply to the resale of a completed home, but we confirm the position for each transaction.
Who it suits
- Buyers who want a walkable, urban address
- Investors seeking apartments with steady rental demand
- Business owners looking for a shop with footfall
- Professionals who need quick airport access
