Overview
Yenaier Residences is a high-rise residential district in Sultan Haitham City developed by Adanté together with Adrak. It brings about 723 homes in six towers, organised into distinct collections – Parklane, SOCIO and the Sky Palace residences at the top – alongside a business tower and a retail district.
The project gives buyers one of the widest choices of apartment sizes in the new city, from studios of about 63 m² to large three-bedroom homes and Sky Palace residences of up to 462 m². Its towers overlook the city’s green spaces and the new urban centre as it takes shape.
Handover is targeted for 2027, which makes Yenaier one of the earlier delivery dates in Sultan Haitham City.

About Sultan Haitham City
Sultan Haitham City is Oman’s largest new urban development and its first planned smart city, located in Al Seeb in the west of Muscat. Inaugurated in 2023 and master-planned by the international firm SOM, it covers about 14.8 km² and is designed for around 100,000 residents in roughly 20,000 homes across 19 integrated neighbourhoods.
Green space is at the heart of the plan: about 2.9 km² of parks, including a 1.6 km² Central Park and Valley that runs through the city as a green spine. The city is planned with 25 mosques, 30 public and 9 private schools, 8 health centres, a 1,200-bed hospital and a university, together with a 3.4 km boulevard and about 32 km of main streets.
Development is planned in four phases between 2024 and 2045. The first phase, focused on the city centre, covers about 6,743 homes and is scheduled for 2024 to 2030. Leading regional developers, including Talaat Moustafa Group, Al Ahly Sabbour, Sarooj, Al Abrar and others, are building neighbourhoods within the master plan.
How buying works
Homes are sold off-plan by the developer with a payment plan linked to construction. The usual steps are:
- Step 1 Choose the unit and pay the reservation deposit
- Step 2 Sign the sale and purchase agreement with the developer
- Step 3 Pay instalments in line with the approved plan
- Step 4 Handover, snagging and title deed in your name
Ownership, residency and costs
Sultan Haitham City is a government-led master plan, and the ownership type available to foreign buyers depends on the project and the plot. Some developments offer freehold or long-term ownership to non-Omanis, while others are reserved for specific buyer groups. We confirm the ownership type and title for each unit before you reserve.
Where a property can be owned by a foreign buyer and is worth OMR 200,000 or more, it may support Oman’s 10-year investor residency. Residency is granted by the authorities and the rules change, so we confirm the current requirements for your case.
Allow for VAT where it applies, the registration fee at transfer and any community service charges. Oman has no annual property tax.
