Overview
Azura Beach Residences is one of the most sought-after new launches in Al Mouj Muscat, the waterfront community in Al Seeb that combines a 400-berth marina, a championship golf course and kilometres of sandy beach. The collection sits in the West Point precinct of the Al Marsa District, on a strip of oceanfront land between the open sea and Al Mouj Marina.
What makes Azura different is the dual frontage. The first phase was presented by the developer as Oman’s first community of dual-frontage homes: many residences look out over the beach on one side and the marina on the other, with direct access to the shoreline. Layouts are open-plan, with large terraces and generous glazing designed to bring in natural light and sea breezes.
Azura has been released in stages because demand has been strong. According to Al Mouj Muscat, Phase I sold out in July 2025 and Phase II in October 2025, and the developer then released Azura Beach Residences III and IV as the final phase of the collection. Buyers today can choose between new units from the latest phases and resale homes from the earlier phases.

The residences
Across all phases, Azura offers a clear ladder of home sizes. One-bedroom apartments are compact, efficient homes that suit first-time buyers, couples and investors looking for a rental unit by the sea. Two and three-bedroom apartments add space for families and guests, and many are oriented towards the marina or the open water.
At the top of the range are the four-bedroom beachfront chalets. In Phase I each chalet comes with five bathrooms, a private plunge pool and three parking spaces, and in the final phases the duplex chalets add a private pool and an internal lift. They are designed for families who want the feel of a villa with the convenience of a managed building.

About Al Mouj Muscat
Al Mouj Muscat is one of Oman’s best-known Integrated Tourism Complexes and one of the first places in the country where foreigners could buy freehold homes. It was created by a joint venture of OMRAN, Oman’s tourism development company, Tanmia and Majid Al Futtaim, and has grown over more than a decade into a complete waterfront town in Al Seeb.
The community stretches along the coast with several kilometres of sandy beach, the 400-berth Al Mouj Marina, and Al Mouj Golf, an 18-hole championship course designed by Greg Norman that has hosted international professional events. The Walk, a promenade of cafés, restaurants and shops beside the marina, is the social centre of the neighbourhood, and resort hotels including The St. Regis Al Mouj Muscat Resort sit along the shore.
Day-to-day life is easy: there are nurseries and schools nearby, supermarkets, a community hub and masjid, parks, cycle paths and a gated, professionally managed environment with round-the-clock security. Thousands of residents from Oman and abroad already live here, which gives Al Mouj an established, lived-in feel that newer master plans cannot yet offer.
How buying works
Azura is sold directly by Al Mouj Muscat. The developer has offered attractive instalment plans to Omani and international buyers, with payments spread over the construction period. The exact schedule depends on the phase and the unit, so we share the official plan for your chosen home before you reserve. The usual steps are:
- Step 1 Choose the unit and pay the reservation deposit
- Step 2 Sign the sale and purchase agreement with the developer
- Step 3 Pay instalments in line with the approved plan
- Step 4 Handover, snagging and title deed in your name
Ownership, residency and costs
Al Mouj Muscat is a licensed Integrated Tourism Complex (ITC). That means buyers of any nationality can own their home outright on a freehold basis, with the title deed issued in their own name by the Ministry of Housing and Urban Planning. Owners can live in the home, lease it, sell it or pass it to their heirs.
Owning a residential unit in an ITC also allows the owner to apply for an Omani residence visa for themselves and their immediate family. Separately, Oman’s 10-year investor residency is available where the property is worth OMR 200,000 or more. Residency is granted by the authorities rather than the developer and the rules are updated from time to time, so we confirm the current requirements for your case before you commit.
On top of the purchase price, allow for 5% VAT on new homes bought from the developer, the land registration fee at transfer, and an annual community service charge that covers security, landscaping, beach and public-area upkeep. There is no annual property tax on freehold homes in Oman.
Renting and investment
Al Mouj is one of Muscat’s most established rental markets. It attracts expatriate professionals, diplomats and families who want a safe, walkable neighbourhood near the airport, and holiday guests who want to stay by the beach and the marina. Waterfront apartments with marina or sea views are usually the easiest units to let.
Rental returns are not guaranteed and depend on the unit, its furnishing and how it is managed. Owners can let their home long term or use a licensed property manager for holiday lets. We can share realistic rent levels for comparable units in Al Mouj before you decide.
