Ivy Town is the first phase of Uptown Muscat, the mixed-use residential community launched by Wujha Development in Knowledge Oasis Muscat. It consists of three eight-storey buildings with 447 homes, from compact one-bedroom apartments to three and four-bedroom duplex penthouses, some with private gardens.
Homes are delivered partly furnished, which reduces set-up costs for owners and makes them easier to let. The wider Uptown Muscat community is planned with pools, health clubs, green spaces, family entertainment and a boulevard of cafés, restaurants and shops with outdoor cooling.

About Wujha and Knowledge Oasis Muscat
Wujha Development is an Omani developer that launched two flagship projects in 2025 in Knowledge Oasis Muscat (KOM): Uptown Muscat, a mixed-use residential community, and Central 7, a freehold office building. Knowledge Oasis Muscat sits on Muscat’s main commercial corridor, surrounded by technology companies, educational institutions and government bodies, and close to the airport, the Oman Convention and Exhibition Centre and the Muscat Expressway.
Uptown Muscat is planned as a gated community with modern apartments and duplexes, swimming pools, health clubs, landscaped green spaces, family entertainment areas and a boulevard lined with cafés, restaurants and shops, using outdoor cooling to make it comfortable year-round. Central 7 brings international-standard office space with flexible layouts to the same district.
How buying works
Homes are sold by Wujha with a payment plan linked to construction. The usual steps are:
- Step 1 Choose the unit and pay the reservation deposit
- Step 2 Sign the sale and purchase agreement with the developer
- Step 3 Pay instalments in line with the approved plan
- Step 4 Handover, snagging and title deed in your name
Ownership, residency and costs
Wujha markets its projects as freehold property open to international buyers, with the title deed registered in the owner’s name. We confirm the ownership rules and title arrangements that apply to each unit before you commit.
Residential owners may be eligible for an Omani residence visa, and Oman’s 10-year investor residency is available where the property is worth OMR 200,000 or more. Residency is granted by the authorities and the rules change, so we confirm the current requirements for your case.
Allow for 5% VAT on new property bought from the developer, the registration fee at transfer and the annual service charge. Oman has no annual property tax.
